庇Overhang3,860CH=2,700外付柱Externally fixed columnフラットスラブFlat slab扁平梁Flat beam仙台中央第一生命ビルディングSendai Chuou Dai-ichi Life Building寒冷地オフィスビルの新たな表現New expression for an offi ce building in cold region仙台市中心部に建つ1階が店舗、2~7階が事務所の賃貸オフィスビル。開放感のある快適な執務環境の形成と、寒冷地における環境負荷の低減を、極力シンプルに両立させることで、寒冷地に相応しいオフィスビルの新たな表現を創出した。フラットスラブと扁平梁を用いた免震構造の架構形式は開放的な内部空間を生み出し、外周の耐震壁は冬の熱のロスを最小限に抑える。外付柱と庇による彫りの深いファサードは日射をカットし、室内側に柱型の出ないすっきりした窓周りを実現している。開口部は開閉可能とし、建物全体に自然通風を取り入れ、快適で豊かなオフィス環境を創り出している。(花岡 郁哉・阿部 克紀)This is a rental offi ce building in the center of Sendai City, with retail space on the 1st fl oor and offi ces on the 2nd to 7th fl oors. By both forming a comfortable work environment with an open feeling and reducing the environmental load in cold temperature area as simply as possible, a new expression suitable for an office building in a cold region was created. An open internal space was created with a seismic structural framing system using flat slabs and flat beams, and the external peripheral seismic walls minimize heat loss in winter. The deeply engraved façade formed by the external columns and overhangs reduce the sunlight, so a neat space into which the columns do not protrude is formed around the windows on the inside. A rich and comfortable office environment has been created by incorporating natural ventilation into the building as a whole using apertures that can open and close.
