袖壁の撤去Removal of wing wall壁梁の撤去梁下1740⇒2220Removal of wall girderCeiling height to the girder1,740 ⇒ 2,220バルコニーの拡張奥行900⇒1800Extension of balconyDepth: 900 ⇒ 1,800RCスラブ t110Reinforced concrete slab t1102600壁梁・袖壁の撤去⇒扁平梁新設又はスラブ新設Removal of wall girder and wing wall⇒New installation of shallow girder or slab375180275350610190120CH=2,130CH=1,8002,6002,600梁成を260縮小▽改修後FL▽改修前FLTopicひばりが丘団地ストック再生実証試験にかかる共同研究Research on Renovation Project in UR Hibarigaoka Estate団地ストック再生のためひばりが丘団地内の既存住棟を改修する実験をURと共同研究にて行った。躯体改変を行う日本初の団地再生実証試験となる。従来の階段室型住棟の性能・イメージを一新させ、多様な居住者ニーズに応えるため、構造補強による住戸内構造壁の撤去と梁成の縮小、構造フレームの付加によるバルコニーの拡張、EV設置によるバリアフリー化、設備スペースの外部集約化、外観の街並みへの配慮等を行っている。住戸は2住戸の一体化やメゾネット化等を行い、狭く(35㎡)低い階高(H2600)の既存住戸のスペースを一新している。また、既存スラブ厚さ110mmの躯体に対し、さまざまな遮音対策を試みた。A棟では4階住戸に高遮音二重床、1階住戸に高遮音天井を設置し、仕上材により重量衝撃音を軽減できる特許出願中の新技術を採用した。B棟では既存床スラブを撤去し躯体厚さを改変する3種類の施工方法にて遮音対策を試みた。B棟1階の2住戸をコンバージョンした集会室は、住棟を貫く通り抜けのエントランスアプローチを新設し住棟間の外部空間を繋げることによって居住者のコミュニケーションを活性化することを狙っている。(伊村 達矢)This was an experiment to renovate the existing dwellings within the Hibarigaoka housing estate to restore the housing stock, carried out as joint research with UR. This was the first housing estate restoration experiment involving modifi cation of the structure in Japan. In order to improve the performance and image of conventional stairwell type housing buildings and satisfy the needs of the diverse residents, structural walls were removed from inside the dwellings and the depth of beams reduced by structural strengthening. Balconies were extended by adding to the structural frame, barrier free access was provided by installing an elevator, the services space was concentrated on the outside, and the external façade took the streetscape into consideration, etc. By combining two dwelling units into one, and constructing maisonettes, etc., the space of the existing small (35m2) low floor to floor height (H2600) units was improved. Also, various soundproofing measures were attempted for the existing 110mm slab thickness frame. In Building A, high soundproof double fl oors were installed in the 4th fl oor dwellings, and high soundproof ceilings were installed on the ceilings of the 1st fl oor dwellings, using a new technology fi nishing material that is capable of reducing heavy impact noise, for which a patent has been applied. In Building B, the existing fl oor slabs were removed, the structural frame thickness was modifi ed, and soundproofi ng measures by applying three types of construction method were attempted. Two dwellings on the 1st fl oor of Building B were converted into a meeting room, and an entrance approach that passed through the building was newly provided and connected to the external space between the buildings, with the aim of improving the communication between the residents.
