Ⅰ期Ⅱ期24561387Ⅰ期Ⅱ期2N飯野ビルディング(Ⅰ期)Iino Building (Phase 1)新たな100年へ航海する建築A building to set sail on the next 100 - year voyage1960年に建設された先代の飯野ビルディングの建替えである。長期に使い続けられることを第一義とし、高い環境性能と耐震性能を有し、オフィスビルとしての高品位なサービス性能とその拡張性の保持、イイノホールの継承や歩行者ネットワークの再構築等の地域貢献を基本方針として計画された。計画地は日比谷公園と中央官庁街に面する都市景観上特徴的な立地である。西新橋、虎ノ門地区と日比谷、霞ヶ関をつなぐ接点であり、今回の計画では日比谷公園側公開空地(2期工事2014年竣工予定)につながる一階ピロティーと地下商業施設の中央通路で南北の貫通を確保し、且つ地上地下で日比谷シティ側とも接続した。ピロティーは都市的なスケールを印象付ける大規模なものとし、その上部にイイノホールを配した。基準階のダブルスキン外装は、日本の気候に合わせた超高層型ダブルスキンとして技術開発 したもので、事務所部分のエネルギー消費量を半減、CO2排出量50%削減という高い省エネルギー性能を実現した要素となっている。(菅 順二)This project involved the reconstruction of the former Iino Building. The primary aim of the project was to create a building that could continue to be used for many years to come. The basic principles for the design included providing excellent environmental and seismic performance to the building as a whole, preserving the first-class service performance as an office building and the expandability of this performance, and making a contribution to the local community by providing the successor to Iino Hall, reconstructing the public open space and the pedestrian network of passageways and so on. The site was a unique one in terms of the urban landscape, being located at the intersection of the Nishi-Shimbashi and Toranomon districts with the Hibiya and Kasumigaseki districts, and bordered by Hibiya Park on the north side and the central government district on the west side. The goal of the project was to ensure intensive use of the site through integrated design. A north-south axis was secured by means of the 1st floor pilotis, which lead to the public open space on the Hibiya Park side (where second phase construction is underway, scheduled for completion in 2014), and the central passageway for the underground retail zone, and this axis was linked with Hibiya City side both aboveground and underground. A Large-scale pilotis is used to emphasize the urban scale of the building. And Iino Hall is raised on the pilotis. The double-skin exterior in the standard floor office sections employs an super high rise double-skin technology developed to match the climate of Japan, designed to reduce both energy consumption and CO2 emissions by half in the office sections of the large-scale tenant building. This was a major factor in the achievement of high energy-saving performance.
