the core of Sasashima Live 24 District
Sasashima Live 24 District is a new town that has been developed from the site of a freight terminal of the former Japan National Railways into an international welcoming and exchange center. As core facilities for area, the city of Nagoya held a competition in 2007 to solicit businesses to dispose of reserve lands in a land readjustment project. We formed a consortium with Sasashima Live 24 Special Purpose Company and proposed a complex of offices, hotels, and conference and commercial facilities. After being selected in January 2008, we were entrusted with administrative consulting for urban regeneration special district , and we were commissioned to perform project management work like commercial planning. We provided overall support for the project. During that time, the Lehman Shock and the Great East Japan Earthquake caused us to rethink our business plan and concept many times, and it took us 10 years from conception to realize the project.
Creating new value by "melding cities and nature"
About one kilometer away from Nagoya Station, this area is a "semi-center downtown location" that is neither in the city center nor the suburbs. In order to differentiate from urban functions concentrated in front of the station, we utilized the vast site of the area and location resources such as parks and canals. We then embodied three "greens" under the concept of a new town "Green Style," which combines an urban experience and the natural environment.

Creation of physical green spaces, such as an open-air plaza, rooftop garden, and zelkova street, where the four seasons can be experienced throughout the facility

Integration of nature and health-oriented lifestyle shops, sale of local foods and organic food and drink products and experiential consumption business formats
③Green Community
Introduction of participation, personal experience and exchange programs, such as food education experience farms and environmental education.
Tenant leasing aimed at "local first"
In tenant leasing, we embraced the concept of "local first." By assembling shops dealing in local foods and products, restaurants run by local chefs, and nonchain stores from the four Tokai prefectures (Aichi, Mie, Gifu, and Shizuoka), our goal was to create a commercial tenant structure that would convey regional appeal and lead to pride and affection in the local community. We stayed in the area continuously for three years helping to attract tenants.
